Construction as a whole is having a rough year. UK construction output is on track to shrink by around 2.5% in 2026, the steepest downgrade the Construction Products Association has issued in years, driven by rising material and energy costs alongside weakening demand. New-build schemes, particularly in private housing, are taking the brunt of it.

London office fit-out is telling a completely different story.

While the wider construction industry contracts, London’s office fit-out and refurbishment market is booming. Fit-out contractors working in this space are busier than they’ve been in years.

Why London office fit-out demand has taken off

A few things are converging at once. For UK landlords, ESG credentials have shifted from a nice-to-have into something closer to a survival requirement, with buildings increasingly judged on whether they can hit modern energy performance standards rather than risk being written off as commercially unviable. Upgrading an existing building is also generally quicker and easier to justify financially than new-build, which is part of why so much of the current demand is landing on retrofit specifically.

At the same time, sectors like data centres and logistics are seeing a separate surge, driven by AI infrastructure build-out and continued e-commerce growth. None of that competes directly with office fit-out, but it does pull from the same pool of specialist trades and mechanical and electrical contractors, tightening things further.

Morgan Sindall’s half-year results give a sense of scale here: adjusted profit before tax was up 21% to £116.1m in the first half of 2026, on revenue up 8% to £2.56bn. Fit-out alone now accounts for nearly 40% of the group’s workload, and the company has raised its medium-term profit targets for the division as a result. That’s one contractor thriving while the wider market contracts, and fit-out is the reason why.

Demand moved faster than capacity could follow. A lot of this retrofit work also happens inside buildings that are still partly occupied, which means construction has to work around live lifts, fire systems and shared access routes, often pushing the more disruptive jobs into night shifts. Specialist contractors capable of managing that kind of complexity, alongside the trades and M&E specialists needed to deliver it, are increasingly stretched thin and booking out months in advance.

The result is delivery pressure building quietly across the market. Projects that would once have had a comfortable lead time are now competing for the same slots, and buyers who assume they can brief a supplier and get moving within a few weeks are increasingly finding that’s no longer the case.

What this means if you’re sourcing an office fit-out now

A few practical implications follow from all this.

Lead times are stretching, so building in extra runway before you need work to start is no longer optional. Fit-out suppliers with genuine availability are getting harder to find through the usual channels, cold outreach or a quick search, because the ones worth having are already fielding more enquiries than they can take on. And the buyers doing well out of this market are the ones starting supplier conversations early, before the brief is even finalised, rather than after.

It’s also worth saying: this is a good problem for the industry to have, even if it’s an inconvenient one for buyers. The Fit Out Awards UK 2026 shortlist, revealed ahead of the ceremony on 24 September at the Park Plaza London Riverbank, spans 24 categories with entrants drawn from design practices, contractors and project managers across the sector — a sign of a sector that’s maturing and getting recognised for it, not just riding a temporary spike.
